
Chimneys are built to last, but weather, age, and heat cycles all take a toll over time. Catching damage early is almost always cheaper than waiting for a small crack to turn into a structural problem.
1. White staining on the brick (efflorescence)
A chalky white residue on the exterior brick is a sign that water is getting into the masonry and dissolving salts inside it. It usually means the chimney needs better waterproofing or a cap.
2. Crumbling or missing mortar
Mortar joints protect the bricks around them. Once mortar starts crumbling, water can get behind the brick face and accelerate damage — this is usually addressed with repointing.
3. Cracked or spalling flue tiles
Cracks inside the flue liner are a safety issue, not just a cosmetic one — they can let heat and gases reach combustible material behind the chimney.
4. Rust on the damper or firebox
Metal parts of your fireplace system shouldn't rust under normal conditions. Rust usually points to excess moisture getting into the chimney, often from a damaged or missing cap.
5. Smoke that won't draft properly
If smoke is backing up into the room instead of venting, the cause could be anything from a blockage to a structural draft problem — either way, it's worth a professional look before your next fire.
